ORDER VACATING

HEARING

The hearing of this matter was scheduled to convene on June 12, 2026, at 1:00 p.m. On the date and at the time set for hearing, Petitioner Eirick Luraas appeared on his own behalf. Charles Onofry, Esq. represented Respondent Valhalla Ranch Estates. Stephanie Luellen appeared as a witness for Respondent.

The parties participated in a prehearing discussion outside of the presence of the Administrative Law Judge. Following that discussion, the parties advised the Tribunal that they had resolved the matter in dispute. Mr. Luraas withdrew the Petition filed in this matter, Respondent agreed to reimburse Mr. Luraas one half of the filing fee, and Ms. Luellen, on behalf of the management company, agreed to propose to the Board that it refine the landscaping standards specifically in regard to weeds. Such proposal will be accomplished within 45 days and will be shared with Mr. Luraas.

Sufficient cause appearing,

IT IS HEREBY ORDERED that the hearing in this matter is vacated from the calendar of the Office of Administrative Hearings.

IT IS FURTHER ORDERED remanding this matter to the Arizona Department of Real Estate for any further action.
