COMPROMISE: The shelves were to be evenly spaced vertically inside the alcove, as confirmed by Michael Tabor and Adam Bailey. They were not due to miscommunication between Adam Bailey and Mike Miller.

It should be noted, the electrician installed the LED wiring in the correct locations (evenly spaced) We were reasonable and let this go.

Iʼm going to add my two cents here. I guess I was under the assumption that both sides of the shelf unit would have been drywall in. We noticed yesterday that the shelves go right COMPROMISE: There was to be drywall on the inner into the stone? Probably too late to do anything about that sides of the alcoves (next to stone now, but it does seem like the shelves are all a little off And work) with the shelves coming out of not level. We were thinking it was going to look more like this the drywall, just as on the opposite picture we had sent before I figure. Itʼs better to bring some of side. (Per rendering) Another example the stuff up now while there might still be chances to correct of miscommunication between Adam and his subs. things and wait till the very end. NO COMPROMISE: Shelves were to be flush (as if coming out of the drywall) per renderings and CAD drawings. Adam explained that the issue was due to square drywall edges on the CAD drawings and that our walls edges were rounded.

After testing one of the shelves with Adam's suggestion to add trim pieces, this idea was unequivocally rejected by us as it looked cheap and DIY.

Adam's explanation regarding "square edges" vs "round edges" makes no sense as the shelves are at least 1.625" from the corner edge.

This walls are really out of square does not prevent the shelves from being flush/inserted into drywall.

Final plan was two symetrical, same size alcoves with 3 white oak shelves on each side with returns ending into drywall.

Chronology of Mistakes and Compromises:

1. DRYWALL RETURNS TO BOOKEND THE STONE CENTER STRUCTURE: There was supposed to be drywall on both sides of the stone center structure. A miscommunication between the GC and framer resulted in stone being wrapped around this area. (We noted this to our GC and decided to move ahead with the mistake) TABOR COMPROMISE #1 2. EVENLY SPACE SHELVES: Shelves were supposed to be evenly spaced inside the alcove area and later discovered that they were each at different spacing. *See separate text chain note to GC conveying this information. (We ultimately decided to move forward with the mistake.) TABOR COMPROMISE #2 3. LED Lighting: Electrician installed LED strips directly into routed channel underneath the shelves. We asked that a channel with diffuser be added for a more professional look - which they did. (It was the wrong size channel/diffuser so carpenter added a wood strip to hide the wrong size channel/diffuser fixture. (Shelves were routed PRIOR to knowing what type of channel specs were to be used by electrician.) TABOR COMPROMISE #3 4. SHELF DRYWALL RETURNS: The shelves were to be inserted/flush into the walls. They were not, leaving gaps between 1/8” and 1/4“ between the shelves and the drywall. The GC’s “fix” for this was to add trim pieces to conceal the mistake. Part 2 Investigator’s Observation: During inspection verified cabinet facing burn marks -Remove drawers by range and sand them down to remove the burn mark and restain them on the corners where burning effect is present

Cabinet trim around fridge is gaps along the upper cabinet and gaps along the left side of fridge along drywall areas, -Remove filler at base of cabinet filler and install the correct trim piece, note NO coping to the wall will be done as scribe is the approved method -fill gap where the cabinets meet above fridge

Part 3 Respondent will need to correct shelves to properly fit area and be flush with drywall also hiding the lighting wires by appropriate means. -Fill gaps around shelves on top and back with caulk, this would include using grout caulking as originally planned on shelf where it meets the stone to hide the wire edge

Jan 15th 8-9 am arrival Javier and Alberto Macias will correct all baseboards and replace casing that was not cut perfectly. Part 4 Investigator’s Observation: Baseboard around house need to be properly attached to wall and caulked to have uniform finish, respondent to fix by appropriate means. -We will Sand all baseboard corners to make sure they are smooth- note we are not responsible for painting

Part 5 Investigator’s Observation: The ROC does not have jurisdiction over materials. The door casings around the house are not installed correctly and are cracking at the corners, respondent will need to fix by appropriate means -Sand and caulk any separated door casings - and sand any top edges where sharp if needed -This would include replacing a few pieces of casing in the master bedroom to bathroom opening

Part 6 Investigator’s Observation: During inspection verified outside areas that are still covered in residue form original completion, no painting charged was ever documented, respondent will need to clean those areas by appropriate means. 6 - We will clean with bristle brush with soap and water to remove any access residue noted by garage door on lower corner

Description Of Work The estimate is based on the findings of the ROC and the visual tour of the home. These corrections are based on work done by another GC and AAB Renovations LLC will not take responsibilities for any damages that may come about from corrections of other GC work. Due to different types of wood species replacing of any panels or doors may/will vary. AAB renovations cannot guarantee grain markings to be the same.

Kitchen: Remove scribe to the left of the refrigerator. Color match caulking to the wall.

Remove and replace two upper shaker doors in kitchen with color match. Re-align and adjust doors to allow for proper closing.

Correct issues of light rail in kitchen area where putty was used. removed and reinstall.

Remove all doors from upper cabinets and frame to be lightly sanded and re-stained to remove streaks and over staining.

Readjust and realign lower cabinets for proper self closing mechanism to work. Remove and correct five panel fronts to remove burn marks. Which needs to be stripped and sanded down. (Possibility of replacing front faces if burn marked cannot be removed)

Island in Kitchen will need to be squared. Removal of countertop to correct Granite issues to the left of kitchen sink. Kitchen countertop can be an issue and may need to be replaced if cracked when removing. That will be an additional charge.

Plumbing will be needed for removal and reinstallation of the RO system, faucet and garbage disposal

Correct filler issues at dishwasher. Correct issues on the bottom of the island where baseboards are not properly mitered minimize caulking and spacing.

All baseboards and door trims to be repainted where corrections were made. Repair and replace baseboard by garage door. Grouting will be needed to minimize large gap by door, Grout and Paint color to be provided by homeowner.

To remove all shelving and stone in niche by fireplace. Replace with sheet rock in niche areas to allow for proper shelving to be installed. New light rails for lightning. Doors will be removed from lower cabinets to be sanded and re-stained to match kitchen cabinets.

Hi Georgia, Thanks for your email. This project is very hard to estimate because it's really fixing someone elses work. We just estimated it based on the time we think it will take. We expect it to take about 4-5 weeks. It's very labor intensive. We really don't know how to separate the costs accurately. This doesn't include the entertainment wall shelves. Preparation Process:

To ensure a professional and efficient painting process, we take the following steps before beginning work:

Floors will be fully protected using a combination of drop cloths and plastic.

All surfaces to be painted will be lightly sanded as needed to promote adhesion and ensure a professional finish.

Painting Process:

All surfaces will be finished with Sherwin Williams Emerald Urethane or equivalent with two coats of paint.

Clean-Up:

Interior Painting Warranty

Warranty Coverage Hometown Painting Company warrants that all interior painting work will be free from defects in workmanship for a period of three (3) years from the date of completion. Additionally, we provide a lifetime warranty on the paint, ensuring coverage for any manufacturer defects. This warranty covers defects resulting from improper application or workmanship that do not meet industry standards.

Warranty Limitations & Exclusions This warranty does not cover:

1. Normal wear and tear, including scuffs, stains, or marks resulting from daily use.

2. Damage caused by moisture, humidity, leaks, or water intrusion.

3. Fading, discoloration, or damage caused by excessive sunlight exposure.

4. Cracks due to settling, structural movement, or foundation shifts.

5. Staining or damage from smoke, household chemicals, or cleaning agents. / 29 6. Damage resulting from abuse, modifications, or improper maintenance by the owner. 7. Areas not properly prepared or primed at the owner's request.

Warranty Claims & Repairs Any defects covered by this warranty must be reported in writing to Hometown Painting Company within the warranty period.

Hometown Painting Company will inspect the issue and determine the best course of action, which may include touch-ups or repainting the affected area.

Touch-ups will be done using the original paint as closely as possible, but exact color matches cannot be guaranteed due to natural aging and variations in paint batches.

This warranty covers labor and materials for approved repairs but does not extend or renew the original warranty period.

Conditions for Warranty Validity The warranty is only valid if the client has paid the full contract price.

The client must properly maintain painted surfaces, including using appropriate cleaning methods and avoiding excessive wear.

This warranty is non-transferable and applies only to the original client listed on the contract.

By signing this proposal, the client acknowledges that they understand and agree to the terms outlined above.

Terms and Conditions

1. Scope of Work

The scope of work is defined in the attached proposal. Any additional work requested by the client that is not specifically included will require a separate estimate and written approval. All work will be completed in a professional manner in accordance with industry standards and Hometown Painting Company’s quality guidelines.

2. Surface Conditions

Work is based on visible conditions at the time of inspection. Additional repairs discovered during preparation are not included in the original scope and will require written approval prior to proceeding.

3. Payment Terms

A scheduling deposit is required to confirm and reserve your project start date. The remaining payment terms are outlined in your proposal. We accept payment by credit card, check, or Zelle. Please note, a 3% processing fee applies to all credit card payments, except for the initial scheduling deposit, which is exempt from this fee.

4. Scheduling and Project Timeline

Any changes to the original scope of work must be approved in writing and may result in additional costs and time. Change orders must be documented and approved by the client before work begins.

6. Client Responsibilities

The client agrees to provide access to the work area during normal working hours. Please remove fragile or valuable items from the work area prior to the project start. Pets must be kept away from the work area for their safety and the safety of our crew. The client is responsible for notifying Hometown Painting Company of any HOA requirements, permits, or special site conditions in advance.

7. Liability and Property Protection

Hometown Painting Company will take reasonable precautions to protect property during the project. Clients should notify us of any fragile surfaces or areas requiring special care.

8. PCA Industry Standards / 29 All work performed will meet or exceed the industry standards set by the Painting Contractors Association (PCA). Kitchen Quote Kitchen island to repair would be almost as much work as building new (island color is multiple different tones and colors as well as different woods). Dark stain cabinets color is 3 different colors. To make same would require new doors and interior built (inside and out of cabinets are different woods so hard to match stain). All insides of cabinets are birch — outsides are white oak. I recommend replacing island and dark cabinets on right side of kitchen. Repair all natural oak cabinets as best as possible — cannot make perfect without remaking all new. Making new doors where the doors had handles put in wrong spot and they put putty in holes which is clearly visible (unacceptable). Make new light strip with no gaps, no filler putty. New moldings and filler around refrigerator.

Pricing Summary Total price with new island and dark stained cabinets on end of kitchen, and repair all natural white oak cabinets (as best as possible): $34,500 plus tax Entertainment center — all new shelves cut to correct size. Stone and shelves removed and new shelves (correct size, no trim). Stone to be done by other company. Entertainment Center Total: $2,950.00 plus tax
